West Pasture
For sale are two separate quarter sections of pasture, 320 total acres. Pastures are located south of Hwy 24, east of Woodston, Kansas on 30 Road. 30 Road is a well-maintained, quality rock county road that runs north and south between the two quarters. Both pastures are bordered on the south by a seasonal, dirt road. One rural water meter provides water for both sides. Average quality, four-wire, barbed wire fence with steal and wood posts surrounds each pasture. Both pastures have good grass that has been very well managed.
SE quarter of 2-8-16 and SW quarter of 1-8-16 in Medicine township of Rooks County, Kansas. Taxes for 2010 will be paid by seller and are $126.42 and $168.40 respectively.
Half of the mineral right go to the buyer. Half were retained by a previous owner and will transfer to the land owner in 2023.
The west pasture is bordered on the west by pasture and the north by CRP. This pasture has a couple of small ponds/pits and one medium sized pond. Ponds provide adequate water for livestock during normal years. During dry years, water is provided by rural water located on the east side of the pasture. A water well was drilled on the west side of the pasture in 2007, but volume was minimal so no pump was set. Pipe is capped, but available for a solar pump to be attached. West pasture has a small area on the west side that could attract deer. There are a few trees and a draw that runs along the northwest corner. There is a small area near the gate where an old farmyard was once located.
The east pasture is bordered on the north by cultivated farm ground and on the east by grass and tree that are enrolled in walk-in hunting. The east pasture has a few trees and attracts turkey and other game. A pipe corral has been started in the northwest corner of this pasture. Pipe and gates to finish the project go with the pasture if desired.
Current renter is interested in continuing his contract to graze cattle from May through October.
Seller is willing to provide bed and breakfast services to the right buyer. Bed and breakfast is located 6 miles south of pasture in the center of prime pheasant hunting area and is available any time of the year and during any hunting season.
